Foundation Coverage: Four Types of Water Damage to Consider
Homeowner’s Insurance provides coverage in the event your home or belongings suffer damage or complete loss. When you make a claim on your policy, the coverage provided is based on the event that caused the damage. This is also known as “peril” in the insurance world.
One of the most common peril homeowners want on their policy is water damage. It is crucial to know the four types of water damage to ensure you have the correct coverage.
Sudden and Accidental Water Coverage
Sudden and Accidental Water Damage encompasses a situation in which a pipe was to burst, an appliance malfunctions, or any unexpected release of water or steam. For Sudden and Accidental Water coverage to kick in, the two main components that need to be clear in the cause of damage are “sudden” (meaning not over an extended period) and accidental (completely unexpected).
Seepage and Leakage Water Coverage
Seepage and Leakage means over a period of time. This is also known as a “slow leak coverage”. This damage generally occurs within the plumbing system resulting in a slow leak from a pipe inside the wall, shower pan, A/C pan, or even in a leak in the roof. Many times, this damage will go undetected until the damage is so extensive that it becomes apparent through a collapsed ceiling or severely damaged wall.
Water Backup and Overflow Coverage
Water back up occurs when water enters the home through plumbing entry points such as sinks, toilets and bathtubs. Many times, this is caused by heavy rains or a backup of storm drains and sewers.
Foundation Water Damage Coverage
Lastly, the fourth and final water damage coverage you and include on a policy is foundation water damage. This coverage is extended when the foundation is damaged from one of the three water damages or from repairs in response to water damage.
